We try to evaluate your needs and wants to save you from wasting time visiting unsuitable properties. Often the best place to start is with a budget. A pre-approval from your bank, financial institution or mortgage broker is very useful, as they "call the shots" financially if you need a mortgage as most people do. If you need a local bank or broker, we have names of people who can be very helpful in helping you establish a price range to start your search.

Next, we discuss the best area for your new home. Are you commuting to work - to Montreal and area, to Cornwall, to Ottawa? There are several areas in Glengarry County for you to live that will make that regular drive a lot easier. Are you a townie or a country person? Or perhaps you want to be near or on the water? The wonderful thing about Glengarry is that there are many options to choose from: commercial buildings and agricultural land, gorgeous homes on Lake St. Francis or the St. Lawrence River; smaller properties that have access to rivers, creeks and canals; village homes such as those in Bainsville, Williamstown, Martintown and Glen Robertson; farms of all shapes, sizes and prices; communities such as Creg Quay; or just a simple half acre property on a rural road. Our experienced sales people will help you find the property you will be happy with for many years to come.

Of course, in the process we may visit many or very few places - that will depend on you and your needs. Once we have decided to make an offer, we guide you through the process by preparing the paperwork and explaining it all to you, presenting the offer to the sellers or listing brokerage, and helping you with negotiations. 

When we have an agreement, we then provide any resources you need at that time - names of building inspectors, local financial institutions or brokers, insurance companies, lawyers, etc. Sometimes it is necessary to find additional information about the property, e.g. some older country properties do not have documentation about septic installations. We help you track it down, usually by contacting local resources. Sometimes, if you need to sell your property in order to complete your purchase here, we help in any way we can. This may involve being in contact with your out-of-the-area real estate salesperson, if you wish. In a nutshell, we do our best to provide you with everything you need to feel comfortable about finalizing your purchase.

Once the conditions are fulfilled, we will provide a "notice of fulfillment" which is signed and given to the sellers or their brokerage, if it's another real estate company's listing. Congratulations, you've bought yourself a property!
