Sellers Information

We are a full service brokerage. What does this mean to you, the property owner who would like to obtain the best possible price for your investment?

The usual procedure is for us to arrange to see your property, sit down with you to discuss your needs including a time frame to sell, and explore options to look after your best interests when the property goes on the market. We do a market evaluation to show you similar properties that have sold in your area; we also discuss others that are lingering on the market for a period of time, and those that are presently available (the competition).

The ideal situation is to come up with a price that makes sense to you and to us, that will enable you to get on with your lives with a minimum of difficulty and disruption. We might suggest improvements that should be carried out before listing, and can also recommend home stagers if desired to offer guidance in readying the property for showings. 


Glengarry Real Estate is not a discount brokerage, therefore we charge the normal commission rate. If we show you other properties and you buy using our services, we will certainly take that into consideration when talking about the commission. Similarly, if you move out of the area and we provide a referral that leads to a sale, we allow for that as well.




This is what you can expect when employing Glengarry Real Estate to market your property: A market evaluation, backed up by information about other properties that have been sold, expired or are presently listed for sale; advice about the most effective listing price range Installation of a "For Sale" sign, directional arrows (if required) and a lockbox for your key.

We usually take a water test for country properties with wells; we also try to locate surveys if not on file, same with septic papers and information.

MLS listing within 24 hours, where your property will be visible on our website, and

"Just Listed" advertising in local papers (Glengarry News, Seaway News, and/or The Homefinder; if relevant, we also put advertisements in the West Island (Montreal) papers on a regular basis.

Contact by email, telephone or text message to advise of requests for appointments; prompt follow-up to give feedback after showings.

Immediate notification of any offers on your property; we meet with you in a timely manner to discuss your options in responding to the potential agreement and explain any unfamiliar or unusual conditions.

When we have an accepted offer, we monitor the buyers' progress in regard to fulfilling conditions; we keep in contact with his/her sales representative if relevant and provide any information needed.

When the conditions have been removed and the agreement made binding, we send all documents to your lawyer (or provide a list of lawyers for you to contact).

Theoretically, our job ends with the completed Agreement of Purchase and Sale being sent to the lawyer, but we are happy to stay in touch with you to answer any questions and concerns you may have right up the day you move. And of course if we are helping you to find another property!
